This chart shows how many days it takes on average for a home to get a contract that results in a closed sale. This includes the additional days incurred by listings that have endured multiple agents within a 90 day period. Sellers ideally want fewer days on market.

A balanced market, favoring neither buyer, nor seller, is represented with a number between 90-180 days. Under 90 days considered is a “Seller’s market”; Over 180 days is a “Buyer’s Market.

A Higher rate favors sellers and a lower rate favors buyers.

This chart shows the ratio of the sale price to the original price at which the home was listed. Remember, because this is represented as a percentage of the original price, the difference may equate to thousands of dollars.

The ideal for sellers is for this ratio to be as close to 100 as possible- at 100 sellers are selling at full asking price.
