How Much Is My Home Worth?

Did you know that since January of 2012 when home prices started to rebound significantly, home values are up by double-digits? Many homeowners who were under water during or after the housing market crashed now have equity! The most important step to selling your home, besides making sure you have the best representation, is knowing what your home is worth. Knowing what your home is worth is usually the best way to start so you know what your selling options are and how to devise a sale strategy. The last bit of info I requested is key! Do you have beautiful views of Camelback Mountain? Are you within walking-distance to your favorite coffee shop or pub in Arcadia? These factors can make a difference in the value of your home.

What will I get?

With this info, I can give you a pretty good range of the value of your home. I like to compare homes in your neighborhood/subdivision with a subset of homes within roughly a mile radius of your home. I know many intricate details about various areas of our market including the fact that homes west of Hayden Rd. in McCormick Ranch tend to sell for a premium over those east of Hayden Rd.

I know about many other areas including, but not limited to, Paradise Valley, McDowell Mountain Ranch, Desert Ridge, and the very popular 85254 zip code. I put a lot of emphasis on the homes that have sold, or are under contract- not just their list price, because this is what buyers agents and appraisers are likely to use when they research the value of your home. Depending on the strength of the market, pending and active homes also play a role in this process and I know how to include them accordingly.

It’s difficult to give you a more accurate value until I walk through your home and see all of the wonderful things you love about it or the little things  you don’t know about that could work against you.  I want to make sure you’re armed with what you need to make an informed decision about what is the right next step for you. Knowledge is power!

Why is your report better than getting this info online (i.e. from Zillow)?

Automated models (i.e. Zillow) don’t take into account all the unique things about your home, like your gourmet kitchen, custom pool deck or your extremely private backyard in the “right” neighborhood on the “right” side of the street or its desirable views. These automated online valuation tools also are usually as accurate as the most recent public records about your home. If you, or your neighbors haven’t sold in a while, the data will be stale and less likely accurate. Same goes for older homes- 20 years or older, when the likelihood that many of the homes around you have or have not been updated is not reflected in the public data sources used.

However, I have the market knowledge to select truly comparable homes to give you the specific information you need, from what a reasonable value range might be if you sold, what objections potential buyers may have, how to overcome those objection and most importantly, how to capitalize on your home’s best assets to get the highest proceeds from your sale.
