Follow up: Since I shot this video, I listed a home for some clients. They couldn’t find either of their 2 appraisals done on the house to refer to for square footage, so I contacted a respected Valley Appraiser. He offers a service measuring homes to gain accurate figures for just this purpose.

For $150, my client gained an additional 150SF (crazy coincidence) of interior liveable space over the county assessor measurement. It was money well spent- now we have justification for and asking price of nearly 3% more than we originally calculated! Showings aren’t affected either- we’re averaging nearly 1 per day!!
